These Property Rules for the MiTuCasa property located at Via Castel d'Aiano, 00127 Rome, govern the rights and obligations regarding the use of shared areas, the limits on the use of areas assigned for exclusive use in relation to the regulation of shared areas, and the protection of the property's standards of decorum. For a pleasant and safe stay, it is essential to be familiar with the internal house rules. Compliance with these rules ensures comfort for you and for other guests, and protects both the building's common areas and the surrounding neighborhood.
1. Accommodation capacity and spaces
The accommodation consists of a bedroom with a double bed and a living room with a double sofa bed with an attached fully equipped kitchen.

2. Check-in and check-out: times and procedures
Check-in times
Standard: from 4:00 PM
For special requirements, please contact the Manager in advance to check availability and any additional costs
Check-out times
Standard: by 12:00 PM on the day of departure
Late check-out: on request (subject to apartment availability)
The accommodation must be vacated by the agreed time to allow for cleaning and the arrival of subsequent guests

3. Mandatory identity documents
At check-in, each guest is required by law to present a valid identity document for registration on the Alloggiati portal of the Questura (Police Headquarters), in accordance with current Public Safety regulations.
Accepted documents: national identity card (only for European citizens), passport.
4. Municipal tourist tax
A mandatory municipal tourist tax of €6 per person per night applies, up to a maximum of 10 consecutive nights. Children under 10 years of age are exempt.

We recommend checking before booking whether the tax is included or to be paid separately. A valid fiscal receipt is always issued.
5. Access keys and responsibility
At check-in, the following access items are provided:
- Apartment keys: for the main entrance
- Entrance gate key: for access to the building courtyard
- Side gate key (elevator side): for access to the stairwell
- Parking remote control: for opening the automatic gate (if using the parking space)
- Lost keys: €300 (replacement of all locks for security reasons)
- Lost remote control: €100 (system reprogramming and new device)
Duplicating the keys provided for use during the stay is strictly prohibited. Any loss will result in the full penalty charge to ensure the security of the property and future guests.
6. Available accessories and amenities
The property provides the following standard amenities included in the price:

Important note: We do not provide linen changes during short stays. The amenities provided are sized for standard use throughout the booked period.

Request kits from the Manager before check-in or during your stay.
7. Cleaning: included and additional services
Included final cleaning
At least 24 hours elapse between one guest's departure and the next arrival to allow for a full sanitation of the entire property:
- Surface and floor sanitization
- Bathroom and kitchen cleaning
- Bed and bath linen change
- Crockery and utensil sanitization
- Ventilation of all rooms
Extra services at additional cost
Not included in the price, to be requested separately:
- Linen change during the stay
- Mid-stay extra cleaning
- Additional cleaning for excessive mess
- Post-party/event sanitization
Rates based on requirements, to be agreed with the Manager
Final cleaning cost: Standard cleaning fees (unless otherwise agreed with third-party platforms) amount to 40% of the accommodation charge due and are always included in the total price displayed.
8. Free internet and Wi-Fi
The property is equipped with a free Wi-Fi network for internet access, available to guests throughout their stay. Access credentials (network name and password) are provided by the Manager at check-in or via the confirmation email.
9. Use of shared facilities and common areas
Use of the elevator is permitted only to persons authorized by the property; guests must always request access if needed. When using the elevator or goods lift, guests must follow the instructions posted inside the cabin or as communicated by the Manager.
Specific restrictions:
- Children must not use the elevator unaccompanied by an adult
- No more than two people at a time
- No more than one person with bulky luggage at a time
Important: Any damage resulting from failure to comply with these rules will be repaired at the guest's expense if their responsibility is established.
If you use the courtyard parking space, you must comply with the following rules:
- Always close: doors and access gates after passing through
- Turn off shared lights: after use
- No car washing: washing vehicles in the courtyard is not permitted
- No stopping in shared transit areas: do not park vehicles in shared passage areas
- Park tidily: do not position vehicles in a way that obstructs others
- Respect the property: do not damage paving or walls
- Keep noise down: no disturbing noise (horn honking, loud music, prolonged idling engine)
The Manager requires guests to sort waste into the designated household bins inside the apartment and to dispose of it in the appropriate communal bins on the scheduled collection days, before pick-up by the municipal waste service.

10. Obligations for proper use of the property
Throughout all areas of the property, the following rules must be observed:
Proper use of bathroom facilities
Do not flush sanitary pads, cotton buds, wet wipes or any other objects that may cause blockages down the toilet. Always use the designated bins. Any damage resulting from non-compliance will be repaired at the guest's expense if their responsibility is established.
Energy saving - lights
Turn off lights whenever you leave a room inside the apartment. Turn off exterior lights (balcony, terrace, courtyard-side entrance) whenever they are not in use. Help protect the environment and reduce energy consumption.
Responsible hot water use
Do not leave taps running when not in use. The property uses a hot water system powered by photovoltaic panels: excessive use may prevent hot water availability for several hours. Short showers (5-10 minutes) ensure availability for all guests.
Proper use of air conditioning
Do not leave the air conditioning running when you are away or during nighttime hours. The area is well ventilated: leaving doors open provides sufficient airflow. Heating systems are preset with independent controls: for special requirements, please ask the Manager.
If the daily threshold of 6 kWh is exceeded, an additional charge of €2 for each additional kWh consumed will apply.
Energy consumption is measured through an energy monitoring system installed in the property.
11. Prohibited conduct: rules for decorum and cohabitation
Every guest is required to strictly observe the following prohibitions:
Only small to medium-sized pets (up to approximately 15 kg) that do not belong to the "potentially dangerous breeds" category as defined by the Ministry of Health Ordinance are permitted at the property.
Pre-booking requirement: Prior authorization from the Manager is always required. At this property, pet admission must be confirmed before booking, as they are not always allowed. If pets are permitted, the following detailed information about the pet must be provided before booking:
- Species (dog, cat, other)
- Breed and size
- Weight
- Age
- Temperament (calm, lively, sociable)
- Any behavioral or health issues
Rules during the stay:
- Pets must never be left unattended in the apartment
- Pets must not cause disturbing noise (continuous barking, nighttime whimpering)
- Pets must be kept clean and must not climb on beds or sofas
- Any damage caused by the pet will be charged in full
- An additional final deep cleaning is required (extra cost if requested)
12. Reference to applicable law
For any matters not expressly covered by these Rules, reference is made to the provisions of the:
- Italian Civil Code and its implementing regulations
- Public Safety regulations (TULPS - Consolidated Law on Public Safety)
- Building and construction regulations and municipal planning rules
- Building's internal condominium regulations of the building in which the property is located
- Municipal ordinances of the City of Rome regarding decorum, noise and waste collection
Security checks and access to the Property
In this Property, safety comes first. For this reason, an advanced facial recognition system is in place to verify the correspondence between the identification documents submitted by guests and the persons accessing the accommodation.
Access is permitted exclusively to duly registered guests. If additional persons are to be added beyond those communicated at the time of booking, it is mandatory to inform the Manager in advance, provide the relevant identification documents, and complete the facial recognition procedure. In the absence of these requirements, access is not authorized.
The Property applies these rules without exception. In the event of a violation, the Manager reserves the right to deny access or to arrange the immediate removal of the guests, even if the stay has not yet ended, without any right to a refund.
It is also specified that any agreements, conditions, or communications made through third-party booking platforms do not replace, modify, or prevail over the internal rules of the Property. These rules have absolute priority and must be read, understood, and respected by all guests.

Respecting these rules ensures a pleasant stay for you and for other guests, and protects both the property and the relationship with the surrounding neighborhood.
Important: Serious or repeated violations of these rules may result in immediate removal from the property with no right to a refund, in addition to any applicable administrative penalties and a potential claim for damages.
