Vacation Rental Booking Contract
This contract governs the booking and stay at MiTuCasa vacation rental properties located in Rome. It sets out the rights and obligations of both the manager and the customer to ensure a pleasant stay in compliance with applicable regulations.
Key contract terms:
- Booking and confirmation: The booking is confirmed upon payment of a deposit equal to 30% of the total amount. The balance must be paid at check-in or according to the agreed terms.
- Check-in and check-out: Check-in is from 3:00 PM to 8:00 PM; check-out by 10:00 AM. Different times may be arranged in advance for an additional fee.
- Security deposit: A security deposit of €200 (cash or credit card) is required at check-in as a guarantee against potential damage to the property. It is refunded at check-out after inspection of the apartment.
- Tourist tax: Not included in the price and to be paid separately in accordance with current municipal rates (currently €3.50-€7 per person per night depending on category).
Cancellation policy:
- Free cancellation up to 30 days before arrival with full refund of the deposit
- Cancellation between 30 and 15 days before arrival: 30% of the deposit forfeited
- Cancellation between 15 and 7 days before arrival: 50% of the deposit forfeited
- Cancellation within 7 days: no refund
Liability and limitations:
The customer is responsible for any damage caused to the property during the stay. MiTuCasa is not liable for theft or loss of personal belongings left in the apartment. Smoking indoors, keeping pets without prior written authorization, and organizing parties or disruptive events are strictly prohibited.
Luggage Storage Terms and Conditions
The MiTuCasa luggage storage service allows guests and visitors to temporarily leave their luggage in custody at our Rome locations. The service is governed by specific terms and conditions to protect both the customer and the manager.
Service features:
- Storage hours: From 8:00 AM to 8:00 PM every day. Different hours may be arranged for an additional fee.
- Rates: €5 for small luggage items (max 10 kg), €8 for medium luggage items (max 20 kg), €12 for large luggage items (max 30 kg). Prices per 24 hours or part thereof.
- Luggage identification: Each piece of luggage is tagged with a sequential number and logged in a dedicated register with date, time and a brief description.
- Collection: Luggage is released only upon presentation of the storage receipt and a valid identity document in the name provided at the time of storage.
Liability limitations:
- Maximum liability: MiTuCasa's liability is limited to a maximum of €200 per piece of luggage stored, regardless of its contents.
- Prohibited items: Depositing cash in excess of €200, valuable jewelry, important documents (passports, driving licenses), hazardous substances, perishables or illegal items is not permitted.
- Exclusions: MiTuCasa is not liable for damage resulting from defects inherent to the luggage, inadequate packaging, force majeure or unforeseeable events.
- The customer declares under their own responsibility that the luggage does not contain prohibited items or items whose value exceeds the liability cap.
Transportation service (optional):
On request, a luggage transportation service to/from airports, train stations or other destinations in Rome is available. Rates are agreed based on distance and number of luggage items. The transportation service is subject to the same liability limitations as the storage service.
Travel Insurance Information Document
MiTuCasa offers two insurance solutions designed to provide maximum protection during your stay in Rome and while traveling: MiTuCasa Insurance (stay coverage) and MiTuCasa Tourist (comprehensive travel coverage).
MiTuCasa Insurance
A policy specifically designed to protect you during your stay at MiTuCasa vacation rental properties.
- Stay cancellation: Reimbursement of up to €1,000 for cancellation due to serious illness, injury, documented work-related impediments or other covered unforeseen events.
- Medical assistance: Coverage for urgent medical expenses up to €5,000, including consultations, medications, diagnostic tests and ambulance transportation.
- Civil liability: Coverage of up to €50,000 for damage unintentionally caused to third parties or to the property during the stay.
- Cost: €15 for stays of up to 7 nights, €25 for stays of up to 14 nights, €35 for stays exceeding 14 nights.
MiTuCasa Tourist
Comprehensive policy for protection during travel within Italy and abroad.
- Trip cancellation: Reimbursement of up to €2,000 for trip cancellation due to documented unforeseen causes.
- Worldwide medical assistance: Coverage for urgent medical expenses up to €10,000 (€50,000 for USA/Canada), including medical repatriation.
- Luggage: Compensation of up to €1,000 for theft, loss or damage to checked luggage and €300 for delayed luggage delivery.
- 24/7 assistance: Operational center available 24/7 for medical, legal and administrative emergencies and support when needed.
- Cost: €35 for trips of up to 7 days, €55 for up to 14 days, €85 for up to 30 days, €150 annual multi-trip policy.
How to activate coverage:
- Select the desired policy during the online booking process
- Complete the form with the personal details of all insured persons
- Make the payment at the same time as the booking
- Receive the insurance certificate and policy number by email
- In the event of a claim, immediately contact the assistance number indicated in the certificate
Main exclusions:
The following are not covered: expenses arising from undeclared pre-existing conditions, willful misconduct or gross negligence, extreme sports activities not included in the policy, war or civil unrest, use of alcohol or controlled substances, failure to comply with medical prescriptions.
